Q: We are looking to invest in a farm. My husband has been farming his whole life, so we know the work and how to run a farming business. We are wondering if it is a smart decision to hire a Realtor to help us find the perfect fit? And how much will it cost us?
?Marie, Janesville, WI
A: It would be in your best interest to have a Realtor represent you as the Buyer?s agent. Typically, being represented would not cost you anything as the commissions are paid by the seller (this being negotiated via a listing agreement prior to the property being listed).
Alex Cortez is a Realtor? with Wailea Village Properties LLC dba/Island Sotheby?s in Kihei, HI.
A: Dear Janesville-
Your purchase should cost you no more than your loan closing costs-maybe cost sharing on a new surevy if necessary. A good Realtor can help you negotiate the fine details of a transaction and help you get the best value for your dollar such as who pays for a survey(if needed), appraisal, Environmental Phase I and II Study(if necessary, not to mention the price negotions for the land/buildings etc. Your Realtor will be paid by the Sellers!
Larry Simons is a Realtor? with Century 21 Maselle & Associates in Flowood, MS
